PHASE I:  PROJECT DEVELOPMENT

  • ADU specialist facilitating process from development to project completion. See ADU Process flowchart.

  • Parcel and lot coverage research;  TRPA projects included.

  • Review of project documents ensuring agency application checklist requirements are met.

  • Analysis of project materials to determine if they meet HOA design review requirements.

  • Conduct any required pre permit application research including TRPA and historical landmark references.

  • Strategy development for permit process expediting.

  • New construction property tax implications.

  • Deed restriction process assistance if required.

  • Referrals to local professionals;  architects/designers, engineers, Title 24, contractors.  

PHASE II:  PERMIT PROCUREMENT

  • Pull building permits as required;  pre application to permit issuance.

  • Submit building permit applications and all required associated plans/documents.

  • Liaison between clients and building officials for all required departmental approvals;  planning, building, engineering, TRPA, local fire district, and PUD.

  • Track plan check comments and all department approvals.

  • Resubmit any plan check responses, revised plans, and/or document revisions as prepared by others.

  • Deed restriction process assistance as needed.

  • Facilitate all required permit signatures with contractor or property owner.
